Compare the homes, explore the proposed amenities and understand the HOA before you make your move. Then let's put your new build and the sale of your current home on one thoughtful timeline.
Start With the Community
Teerling Lakes Landings is Pulte Homes' 55+ community in New Lenox. The home designs and proposed amenity center give you two things to consider together: how you want to live at home and how you want to spend time outside it.
As construction progresses, ask which homesites are released, which amenities are available and what work will continue around your home after closing. A community plan describes the vision; your purchase decision also needs the current schedule.
Homes & Floor Plans
Start with the rooms you use most. Think about overnight guests, a home office, storage and the furniture you want to bring. Compare the specific options available for your plan and homesite.

A Look Ahead
The supplied amenity-center drawings show spaces for movement, games and conversation. These are planned features, not a statement that the facilities are completed or open.

A dedicated fitness room is shown on the plan. Equipment, access hours and any organized classes should be confirmed as opening approaches.

HOA & Ownership
The supplied declaration makes a useful distinction between association services and homeowner responsibilities. Here are the items to understand before comparing monthly ownership costs.
Section 3.02 assigns lot grass maintenance, including mowing, to the association. It also addresses common-area landscaping, amenity-center upkeep and snow removal after two inches of snowfall, or as otherwise determined by the board.
Section 3.03 generally leaves the home and lot's maintenance, repairs and replacements with the owner. Apart from grass cutting, lot landscaping remains the owner's responsibility; grass repair and replacement also remain with the owner.
Request the current budget and assessment notice for the home you are considering. This guide does not quote a monthly fee because the supplied declaration does not establish a current dollar amount.
For a purchase from the developer, Section 6.08 calls for three monthly assessments for working capital plus three for capital reserves. Together, these equal six monthly assessments and are separate from regular dues. Confirm the closing figures.

Questions Before You Buy
Section 8.23 of the supplied declaration requires at least 80% of lots to have an occupant age 55 or older and generally prohibits residents under 22, except as required by law. That threshold is not an assurance that a particular younger household qualifies. Confirm household eligibility with the association.
The supplied declaration permits guests under 22, with overnight stays limited to 90 days during a consecutive 12-month period. Guest access to the amenity center is a separate question to confirm with the association. See Section 8.23, printed page 23.
Section 3.05 requires prior approvals for visible exterior changes, including patios and decks. Other restrictions may also apply. Review your proposed project with the association before ordering work.
Section 8.18 permits leases of the full home for at least 12 months, subject to the declaration and age restrictions. Confirm the current leasing requirements and any amendments before relying on rental use.
Start planning early, but base the listing date on your builder's projected completion, your finances and the market for your current home. We'll discuss a target timeline and alternatives if construction or your sale takes longer than expected.
This guide presents the supplied amenity drawings as proposed. Ask for an updated construction and opening schedule, along with guest policies and operating details, before making an amenity-dependent decision.
Visit With a Plan
Pulte lists the sales-center address as 3084 Timberlake Avenue, New Lenox. On your visit, try the routes to your family, shopping and healthcare. Walk the homesite as well as the model, and ask about nearby construction, drainage, easements and the placement of future improvements.
