What Buyers Should Know About Lincoln Prairie's Rules

Like most active-adult communities, Lincoln Prairie has governing documents designed to establish how the community, amenities and common areas are used.

The community's Rules & Regulations address everything from age-qualified occupancy and guest access to fitness facilities, pools, clubs, pets, parking and outdoor recreation.

This guide highlights the provisions buyers are most likely to want to understand before purchasing a home. It is not a substitute for reviewing the complete governing documents before closing.

This summary is based on the Lincoln Prairie Community Association Rules & Regulations revised May 20, 2024. Association rules and fees can change, so buyers should verify current requirements with the association before relying on any specific provision.

01 • Occupancy

Lincoln Prairie Age Requirements

Lincoln Prairie is an age-restricted active-adult community with specific occupancy requirements.

AGE-QUALIFIED

Residents Age 55+

The governing rules identify individuals age 55 or older as age-qualified occupants.

OTHER ADULT OCCUPANTS

Residents Age 19+

Individuals age 19 or older may occupy a home with an age-qualified resident, subject to the governing documents.

UNDER AGE 19

Overnight Limit

A person under age 19 may not stay overnight for more than 90 days during a consecutive 12-month period.

OWNERSHIP

Every Owner Is a Member

Every property owner is a member of the Lincoln Prairie Community Association, while only one voting member is designated per dwelling.

02 • Amenities

Lincoln Club Access

The Lincoln Club is the community's primary amenity center and includes the fitness center, indoor pool, hot tub and surrounding recreational facilities.

  • Each person entering the Lincoln Club must use their own access device.
  • Up to two access devices may generally be allocated per dwelling for qualified residents.
  • Access devices are not transferable and may not be loaned to others.
  • Current rules list Lincoln Club hours as 6:00 a.m. to 9:00 p.m., seven days per week.
  • Community management may temporarily change hours for weather, maintenance, safety or special events.
03 • Visitors

Guest Rules

Residents may bring guests to the Lincoln Club and amenities, but residents remain responsible for their guests while using community facilities.

SIGN-IN

Guests Must Be Registered

Guests must be signed in by a Lincoln Prairie resident and have the appropriate guest waiver on file.

LIMIT

Maximum of Four Guests

Current rules allow a maximum of four guests per dwelling unit in the Lincoln Club or swimming pools.

RESPONSIBILITY

Residents Must Stay Nearby

Residents must remain in close proximity to their guests while guests are using Lincoln Club amenities.

CHILDREN

Special Rules Apply

Guests under age 19 have designated pool hours and may not use certain amenities including the fitness center and hot tub.

04 • Swimming

Indoor Pool, Outdoor Pool & Hot Tub

INDOOR POOL

Year-Round Access

Current rules list the indoor pool as available from 6:00 a.m. to 9:00 p.m. daily throughout the year.

OUTDOOR POOL

Seasonal Operation

The outdoor pool operates seasonally, with opening and closing dates determined by weather and community management.

HOT TUB

Adults Only

Guests and residents under age 19 are not permitted to use the hot tub under the current rules.

SAFETY

No Lifeguards

The association does not provide lifeguards, and use of the pool and hot tub is at the resident's or guest's own risk.

05 • Wellness

Fitness Center & Fitness Classes

  • Current fitness center hours are listed as 6:00 a.m. to 9:00 p.m. daily.
  • Equipment is generally available on a first-come, first-served basis.
  • Residents should limit cardio equipment use to approximately 30 minutes when others are waiting.
  • Clean, closed-toe, rubber-soled workout shoes are required.
  • Community-sponsored fitness programs and classes may be offered for an additional fee.
  • Guests under age 19 may not use the fitness center or equipment.
06 • Pets

Are Pets Allowed in Lincoln Prairie?

Yes. Lincoln Prairie permits household pets, subject to community and municipal requirements.

Up to Three

Current rules allow no more than three cats, dogs or a combination of cats and dogs per dwelling.

LEASHES

Pets Must Be Controlled

Pets must be leashed and under the owner's control when away from the owner's property.

INVISIBLE FENCING

Backyards Only

Invisible pet fencing may be used in the backyard subject to the installation requirements in the governing documents.

COMMON AREAS

Some Areas Are Restricted

Pets are not permitted on pool decks or tennis/pickleball courts, although they may be allowed in designated observation areas.

07 • Vehicles

Parking, Recreational Vehicles & Golf Carts

  • Vehicles parked in driveways may not obstruct sidewalks.
  • Common-area street parking is restricted during certain overnight hours.
  • Recreational vehicles, trailers and similar vehicles have restrictions on how long they may remain in driveways.
  • Residents may request parking permits for qualifying overnight guest parking.
  • Battery-operated golf carts may be permitted subject to association, municipal and Illinois requirements.
  • Golf carts may not be operated on sidewalks, landscaped areas or grass common areas.
08 • Recreation

Pickleball, Tennis, Bocce & Natural Areas

COURTS

Resident Recreation

Tennis/pickleball and bocce courts are available for recreational use by residents, subject to community scheduling and maintenance.

GUESTS

Residents Must Accompany Guests

Residents must accompany guests using the outdoor recreational courts.

NATURAL AREAS

Wildlife & Wetlands

Residents and guests may not disturb wildlife or modify association natural areas.

PONDS

Fishing Is Prohibited

Current association rules prohibit fishing and entering detention ponds or other storm-water areas.

09 • Community Life

Clubs & Interest Groups

The association may approve resident clubs and interest groups designed around hobbies, recreation, culture, education and social interests.

  • Club membership is limited to Lincoln Prairie residents.
  • Chartered clubs may receive priority for room reservations and community facilities.
  • Interest groups may also be approved by the Board.
  • Clubs must follow Lincoln Prairie governing documents and association rules.
10 • Everyday Living

Trash & Refuse Rules

  • Residential garbage disposal is the homeowner's responsibility rather than the association's responsibility.
  • Residents may not use Lincoln Club dumpsters for household trash.
  • Trash carts may not be placed at the curb before 4:00 p.m. on the day before collection.
  • Carts must be returned to the homeowner's garage by midnight on collection day.
  • Pet waste must be disposed of in the owner's own garbage cart.
11 • Enforcement

Warnings, Fines & Suspension of Privileges

The Lincoln Prairie Board has authority to enforce the governing documents through warnings, monetary fines and suspension of community privileges.

FIRST VIOLATION

Written Warning

The current schedule generally begins with written notice and an opportunity to correct or discuss the violation.

REPEAT VIOLATIONS

Escalating Fines

Repeat violations within a 12-month period may result in escalating monetary fines.

CONTINUING VIOLATIONS

Daily Charges May Apply

Continuing violations such as certain parking issues may be subject to daily fines under the current schedule.

PRIVILEGES

Amenity Access Can Be Suspended

The Board may suspend access to community amenities or association activities for violations or delinquent obligations.

My Buyer Takeaway

The Rules Are Detailed, but Most Are Straightforward

For most buyers, the key issues to understand before purchasing in Lincoln Prairie are the age-qualification requirements, pet rules, guest policies, exterior modification restrictions, parking rules and how the community amenities are used.

The governing documents are more detailed than a typical neighborhood without an association, but that structure also helps protect the appearance, amenities and intended active-adult lifestyle of the community.

Before purchasing, I recommend reviewing both the Rules & Regulations and the separate Design Guidelines because exterior improvements such as landscaping, patios, fencing and other changes are addressed in the design standards rather than only in the rules summarized here.
