There is no single HOA amount that applies to every Carillon home. The total depends on the property’s sub-association and the current budgets adopted by CAMA and that neighborhood.
The Carillon Adult Master Association is the governing body for the overall community. Its responsibilities include shared facilities and common areas, community-wide policies, security and master-association operations.
Every property belongs to one of the following neighborhoods:
Each home generally must be occupied by at least one resident age 55 or older, subject to limited exceptions administered by CAMA.
A person under 18 may not occupy a home as a resident. Minor guests may visit for up to two consecutive weeks per occasion and no more than 30 days in a calendar year.
Potential owners and occupants must complete CAMA’s Application for Occupancy and age-verification process before taking occupancy.
CAMA conducts a resident census every two years to maintain compliance with federal Housing for Older Persons Act requirements. Buyers should have CAMA confirm eligibility for their specific household before purchasing.
CAMA requires a Request for Lease and age verification, and some sub-associations prohibit leasing entirely.
Fences, landscaping, signs, antennas and other exterior items may be restricted by master and neighborhood documents. Obtain written approval when required.
Community-wide restrictions address commercial vehicles, inoperable vehicles, campers, trailers, vehicle repairs and extended parking.
Adult guests must be accompanied by a resident when using community facilities and have a waiver on file. Most community facilities do not permit minors; the satellite pool is the principal exception.
Pets must be controlled and leashed in common areas. Owners must remove waste, and pets are not permitted on game courts, patios, pool areas or the golf course.
A sale cannot proceed to occupancy without CAMA application and age-verification paperwork, plus any documents required by the applicable sub-association.
The amount varies by home because owners pay both a CAMA assessment and a separate sub-association assessment. Request a current written statement for the exact property before relying on any advertised amount.
Yes, but responsibility is divided. CAMA maintains its master common areas, while each sub-association separately contracts for lawn care and snow removal within its neighborhood.
